Periodic Inspections & Visual Condition Reports
Periodic inspections are required to identify any potential electrical faults in electrical circuits in public buildings, business premises and some domestic dwellings, as well is portable appliances such as kettles, computers, and power tools, etc. Where an electrical installation or appliance may appear to be fault free and in good condition, regular testing is necessary to ensure the safety of employees, tenants or residents and the general public.
Periodic inspection reports are often required for insurance policies and some mortgages, and are a legal requirement for the majority of businesses, public buildings, care homes, caravan parks and landlords with multi occupancy properties.
As part of our electrical services, we provide regular periodic inspection reports and visual inspection reports (also called 'visual condition reports') and portable appliance testing. The maximum allowed period between such inspections varies, depending on the property or business, more details can be found on our Periodic Inspections Law page.
Visual Condition Reports are intended for reporting the condition of existing electrical installations. A visual condition report requires no testing and as far as is practical, identifies any damage, deterioration or other visually identifiable defects which may constitute an electrical safety hazard and therefore require improvement, replacement, maintenance or repair. Visual inspection will also highlight aspects of an electrical installation which requires further inspection and testing or those which do not comply with the most recent national standard for electrical safety; BS 7671: Requirements for Electrical Installations.
